Land developers are submitting another application to build 700 houses to the south of Buckingham. It is essentially the same proposal as they submitted last year, except that this time they are trying to widen the A421. They are hoping no one will notice and no one will object. Even if you objected to their previous application, you will need to object again. Objections count. The development at Winslow Green was rejected based on the number of objections by local people. The amount of traffic is already too high for the roads and roundabouts within the application. The additional traffic that will occur cannot possibly be alleviated simply by widening the approaches to the A421 / A413 roundabout.
The additional noise created by the additional traffic generated by the application will be unbearable.
I believe that the increase in Buckingham’s population should increase in line with an increase in available employment. The amount of employment that will be generated by this application is far too low for the increase in population.
Buckingham already has a flood problem. Building a development like this without accompanying flood defences will increase the risk of flooding and be a danger to the town.
The town’s sewers are at capacity and will not be able to cope with the additional houses.
Buckingham already has a plan in place which shows how growth can be accommodated in the best interests of the town. It is called the Buckingham Plan and it has been created in consultation with the people of Buckingham. It has been submitted to the district council to inform their strategy for growth in the area. This application is in clear contradiction to that plan. Planning policy for Buckingham should be decided by the people of Buckingham and their elected representatives, not by private land developers.
Although the details have not yet been decided, the overall planning policy has been published in the Core Strategy of the Local Development Framework. In the introduction it says: “The overarching key issue is the provision of infrastructure to enable growth to happen, and to be as assured as we can be that this will happen, if not before, at least along with growth.” This application does not allow for the development of the infrastructure of the town in any way that would justify the population increase. The application proposes too many houses in too small an area. It is out of keeping with other neighbouring developments in that part of the town. (When you look at the image above, it isn't immediately clear that the residential areas are not individual houses, but blocks of town houses, creating a very high density of population. They are proposing to build approximately 85 homes in the same physical space as Badgers has 32).
The application proposes too many homes which are too far from the town centre and therefore will increase the reliance on car journeys. The idea that people would walk or cycle from this location is unrealistic.
The proposed site for the houses would result in the development being cut off from the town by the A421 bypass and not being incorporated properly into the town.
It would better if Buckingham’s growth could be centred upon re-using sites that have been developed in the past rather than green fields. These alternatives have not been properly explored yet.
The proposed development would increase risk to existing residents and property in Buckingham but no consideration has been given to an increase in police presence in the town.
The proposed development will place an increased strain on the town’s already stretched secondary education infra-structure. No consideration has been given to improving this as part of the proposal. The Buckingham Plan
It represents a future for Buckingham which takes account of all the growth that will have to take place here with the best interests of the people of Buckingham in mind. If the developers get their way, it will prevent the Buckingham Plan from happening. Please object.
